The median price of pending listings was $699,000. That pending-listing figure rose 0.3% from the prior month. The measures cover the combined residential property categories in Miami Beach.

The broad classification supports negotiation, but it does not make every offer identical. Supply has a comparison point, yet individual listings can attract very different attention. A property already drawing strong interest may require a cleaner, faster response. The pending figures describe price points, not guaranteed future closing values.
