The latest reported figures can help frame the discussion, but the final strategy should reflect your property's condition, setting, presentation, and timing. A careful launch gives you a better foundation for evaluating attention, feedback, and offers.

For June 2026 active listings, the median list price was $480,000. That active-listing median was unchanged from the prior month. New pending listings carried a median list price of $514,990, down 5.3% month over month. Listings already pending had a median list price of $549,000, down 3.7% month over month. June sold listings had a median sold price of $545,000, up 1.9% month over month. The combined market covered single-family and condo, townhouse, and apartment properties. Active listings describe homes available at the period's end, while pending and sold groups represent different stages. The medians describe groups of properties and are not appraisals or price opinions for one home. The reported comparisons are tied to the prior month and should not be presented as a live August result. For a seller, these figures support a pricing conversation, not an automatic listing number.

The different medians show why a seller should not anchor a launch price to one category alone. Active competition tells you what buyers can consider, while completed sales provide stronger evidence of accepted outcomes. Pending pricing can add context, but those transactions have not yet become completed sales in the reported period. A countywide result may be less useful when your home differs substantially in property type, condition, or location. The unchanged active-listing median does not mean every seller has equal pricing flexibility or exposure. A reported increase in the sold median does not guarantee that a particular home will command more. I would use the figures to frame expectations, then build the recommendation around closely comparable properties.

Separate active competition from completed comparable sales before discussing an asking-price range. Vote By Mail Request Deadline Arrives
Palm Beach County voters who want a vote-by-mail ballot mailed for the 2026 Primary Election must submit their request by 5:00 p.m. Thursday, August 6. The deadline applies to requests for ballots to be mailed, not to the later deadline for returning a completed ballot. Voters can review their election information through the county Supervisor of Elections office or contact the office at 561-656-6200. The primary election is scheduled for August 18, with early voting beginning August 8.

Primary Early Voting Opens Countywide
Early voting for Palm Beach County's 2026 Primary Election begins Saturday, August 8, and runs through Sunday, August 16, from 7:00 a.m. to 7:00 p.m. Any eligible registered Palm Beach County voter may use any early voting site that is open during the period. Voters should bring current identification showing a photo and signature when possible. Completed vote-by-mail ballots may also be dropped off at an early voting location during voting hours. The early voting period is one election occurrence and continues through August 16.
