The latest reported market period gives sellers a reason to study completed sales carefully instead of treating an asking price like a wish written on a cocktail napkin. A thoughtful price can attract attention without giving away your leverage.

The latest reported period is June 2026. The median sold price was $699,900. That figure was unchanged from the prior month. The median active-listing price was $579,450. Active-listing prices rose 0.8% month over month. The median pending-listing price was $679,000. Pending-listing prices fell 2.9% month over month. Homes sold at 95.1% of list price. That share changed 0.38% month over month. The figures include single-family homes and condos or townhomes.

A median sale price is a reference point, not a suggested list price. The gap between listing and sold medians makes property-specific positioning especially important. Buyers still appear to negotiate rather than simply accept every asking price. Your home's presentation and condition can materially affect its competitive position. A price that ignores nearby alternatives can waste the first wave of attention. I would treat early showing feedback as useful evidence, not personal criticism. The goal is a defensible launch strategy with room for informed adjustments.

Fiber Work Set for Federal Highway
AT&T is scheduled to install 116 feet of fiber near 1251 Federal Highway from August 3 through August 30. The work will affect the southern shoulder of Southeast 12th Street and five parking spaces in the alley serving Boca Island East apartments. Daytime operations are listed for 8:00 a.m. to 5:00 p.m. Pedestrian detours will be coordinated by the traffic-control crew, and the schedule may change because of weather. Drivers and pedestrians should allow extra time around the work area.

Airport Authority Holds Special Meeting
The Boca Raton Airport Authority has scheduled a special meeting for Tuesday, August 4, from 1:30 to 2:30 p.m. The meeting will be held at 903 Northwest 35th Street, also identified as FAU Boulevard, in Boca Raton. Residents who follow airport operations, facilities, or related public business can attend at the listed location. The meeting is separate from the authority's regular August 19 meeting, which is also scheduled at the same address.
