Days on market is a median for sold listings, not a deadline for every available property. June 2026 is the latest reported period, so the right offer still depends on the specific home and seller.

The sold-to-list result suggests negotiation exists, but a broad percentage cannot determine the right offer for one property. A lower median sold price may create room for conversation without turning every asking price into an invitation to bargain. Pending-listing pricing shows that accepted deals can involve higher-priced homes than the overall sold median. Longer median marketing time gives buyers a reason to investigate, not permission to ignore a home's strengths. Contract certainty can matter because sellers evaluate more than the headline number on the first page. The best offer balances protection for you with enough clarity to make the seller comfortable choosing it. A disciplined offer is persuasive because it is financially sound, timely, and connected to the property's actual condition.
