A contract can look shiny from across the room and still have some loose buttons. Price matters, but so do financing strength, inspection requests, timing, contingencies, and the buyer's ability to perform. In a market with more buyer choice, preparation becomes a genuine advantage. I would decide in advance which terms are flexible, which are essential, and how you will respond when an offer arrives.

The median sold-to-list percentage was 94% in June. That percentage was 0.05% higher than the prior month. The June median sold price was $530,000. The median list price for active homes was $665,000. Active-listing median price fell 1.5% month over month. The market was identified as a buyer's market. Median days on market measured 83. That timing figure rose 21.7% from the prior month. June figures include single-family homes, condos, townhomes, and apartments. The price measures describe medians, not a valuation for an individual home.
